Trying to get from the management the information needed for the buyer is a game to them. Lazy, and not willing to assist. Wow, where I come from they would be fired!!
If you have TERROR manage your rental property these are their fees: 'Our compensation structure is straightforward: $300 initial set-up fee due at the signing of the property management agreement; $500 reserve account balance maintained by the owner for normal operating expenses; $250 lease renewal fee if the tenant renews for another year; and a 10% monthly charge on collected rent (reduced to 8% if we manage two or more single-family residences for you or if you property is located in an association that Terra West manages).'
On January 25, 2019, an owner with TWO properties stated: " We cannot control the "HOA BOARD". We can alert the H.O.A. regarding our concerns and issues and expect them in turn to rectify the situations involved. The H.O.A. performs their duties on their own time schedule and they are responsible for non-performance. It is frustrating at times for us homeowners with high maintenance fees."
So even homeowners admit that both the HOA and Terra West are piss poor performers!
Watch out, I might have this guy do his due diligence on you!
